Covington Park: Covington Park is located off of Big Bend Rd between I-75 and US 41 in Apollo Beach making it a great location for commuters and military who need to have easy access to Macdill AFB. The community is made up of single family homes except for some attached villas near the entry. DR Horton is still building in the villas and has inventory in the $170's. There is a wide range of floor plans and prices of resale homes built by Inland Homes, Suarez Housing, Cardell and more. Pricing ranges from the $100's - $200's and some homes have private pools. The amenities include several pools, fitness, playgrounds, sport courts and fields, and a recreation building. Doby Elementary is located inside the community and Eisenhower Middle and East Bay High are right across Big Bend Rd. Harbour Isles: If a brand new home on a spacious lot is on your wish list, don't wait any longer! KHovnanian and Suarez homebuilders don't have many more lots left in the community of Harbour Isles. The community was planned so that all lots back up to water or conservation and the lots are all 70, 80, and 90 feet wide which is hard to find in Florida these days. Built from the late 80's to the late 90's. Providence Townhomes is gated and has a community pool. When available, you can find townhomes under $100k. This is also a great area for commuters as it is close to all major highways for easy access to Tampa, Macdill AFB, St Petersburg and Orlando.  Kings Lake: Kings Lake is located in South Gibsonton on the north side of Big Bend Rd between US Hwy 41 and I-75. There is a separate gated area of townhomes, Kings Lake Townhomes, which has a community pool. The single family home area is not gated and has very low HOA fees of only $50 per month.  The homes were built by Lennar and Miranda Homes from 2001 to 2005. All this with HOA fees of only $138 per year and CDD's (included in your tax bill) of less than $100 per month. Panther Trace: As you drive through Panther Trace in Riverview you notice how beautifully landscaped this community is. The lagoon style pool, playgrounds and sports fields are all centrally located and there is an A-rated elementary school (Collins) inside the community. With prices from the $100's to just under $400k and sizes from a 2 bedroom townhome (gated townhome area near entrance) to a 5 bedroom 4,000 sq ft brand new home, there are homes for any budget. Home Builders include KHovnanian, MI Homes, DR Horton, David Weekley, Inland, Lennar and Standard Pacific. South Fork: South Fork in Riverview is located east of Hwy 301 just south of Big Bend Rd. Homes built from 2004 to 2013 are currently priced from about $129k for 1,296 sq ft to just over $300k for 3,326 sq ft.  Early phases of this community have NO CDD, so check with me on any particular address. There is a brand new hospital under way just 5 minutes from this community and a 1million sq ft open air mall planned for the near future (Southshore Commons). Many restaurants, shopping centers, Sam's club and WalMart are all within easy reach. Amenities include 2 pools, basketball and tennis courts, playgrounds and jogging trails. Summerfield Village: Summerfield is a golf course community made up of over 2,000 homes (mostly single family). The first homes were built in the 1980's and the most recent were built in 2008. A low HOA of only $205 quarterly allows such amenities as pools, fitness, recreation building, sport courts of all types, and playgrounds. Prices currently range from the $80's to almost $300k (for the most part). There are even 2 elementary schools serving this community with middle and high schools close by. Rivercrest Homes: Rivercrest in Riverview located off Hwy 301 between Brandon and Apollo Beach, has townhomes starting at $90,000 and single family homes that range from about $100,000 to the mid $200's. Built by Arvida, there is a wide range of floor plans. An elementary school (Sessums) is right inside the community, as well as a day care and Montessori school and Rivercrest is in the Rodgers Middle and Riverview High School district. Amenities include a heated pool, kiddie pool, tennis and basketball courts, playground and clubhouse for parties or receptions.  Shadow Run: No "cookie cutter" homes in this Riverview community of Shadow Run. Homes of all shapes and sizes on one acre lots (more or less) make up this lovely neighborhood of winding roads and large shady trees. There is currently very low inventory available which tells you those who live here love it! Recent sales have been in the high $100's to the mid $300's. Lake Grady provides some nice waterfront and views for many homes along Donneymoor Dr and Shadow Run Blvd. Located in the Boyette Springs Elementary, Rodgers Middle and Riverview High School Districts. Triple Creek: Triple Creek is a new community in Riverview by Lennar Homes. Lennar almost always has inventory available so you don't have a long wait to build, and this community has a wide range of homes from a 3 bedroom 2 bath with a 2 car garage from $198,990, to 6 bedroom 3 bath 3 car garage homes with almost 4,000 sq ft from $288.990. Amenities include a pool and cabana. Winthrop Village: Winthrop Village is a Taylor Morrison Community  featuring a Traditional Community Design. This includes pedestrian friendly streets, convenient shopping, and alleyways behind homes for entry to your garage. Existing retail includes a Publix Supermarket, and restaurants Acropolis Greek, Five Guys Burgers, Green Iguana, Moe's Southwest Grill, Cappy's Pizzeria and Starbucks. It is also located near everything Brandon has to offer (5 to 10 minutes to the mall and movie theatres). There is a Farmer's Market on Saturdays from October thru May. There is always something happening in Winthrop such as "Movies on the Lawn", live music and family fun! Pricing ranges from the high $100's to the low $300's and amenities include a pool, fitness, playground and recreation room.  Addison Manor: Addison Manor is a No CDD community with low HOA’s in Ruskin, Fl. The builder DR Horton has new inventory if you need a quicker close or you can choose a lot and build. Homes are priced from the upper $100’s and the Ruskin Community Center is located nearby. In a few minutes you can be on I-75 for a north or south commute. This is a very affordable place to live! Bahia Lakes: blank Hawks Point: Hawks Point in Ruskin is a new Lennar gated community that consists of villas, townhomes and single family homes ranging from the low $100's to the high $200's for 1,249 sq ft to almost 4,000 sq ft. Located just down the street from Hillsborough Community College's Southshore Campus and Lennard High School which has an awesome dual enrollment program with HCC. There are currently resales as well as brand new homes available. Amenities include pools and playgrounds. Cypress Creek: Cypress Creek is an established golf course community in Ruskin built by Miller Homes. It is located just a few minutes from I-75 off Cypress Creek Blvd, making commuting easy, and close to shopping centers and restaurants. All ages are welcome giving buyers an option if they don't want the age restrictions of nearby Sun City Center. Prices range from the mid $100's to the low to mid $200's. There is also a newer "Cypress Creek" that is north of 19th where KHovnanian and KB Homes are currently building. Little Harbor: Little Harbor (aka Bahia Beach) is located on the south shore of Tampa Bay in Ruskin, with its own private beach and bayfront Sunset Grill Restaurant and Tiki Bar. Whether this is your 2nd home "getaway" or you live here year round, you won't want to leave! Enjoy live music on the weekends and gorgeous sunsets over the bay every night. If you do want to leave and take in some sports, you are centrally located between Raymond James Stadium in Tampa for football and Tropicana Field in St Petersburg for baseball. Little Harbor offers from 1 bedroom 1 bath condos to 2 and 3 bedroom townhomes, and even waterfront estate homes (when you can find one available). Pricing for most any budget. Mira Lago: Mira Lago is a gated community in Ruskin made up of single family homes. The amenities include a pool, sport court, playground and two electric gates - one at the 14th St entrance and one on Shell Point Rd. There are almost always breezes here since it is located only about a mile from Tampa Bay. Homes were built by Ryland, Standard Pacific, DR Horton, and Lennar, with floor plans that range from approximately 1,500 sq ft to over 3,000 sq ft and prices that currently range from the mid $100's to the mid to upper $200's. Little Harbour and the Sunset Grill Restaurant and Tiki Bar are just a few minutes away where you can watch the sunset over Tampa Bay while having a drink and/or dinner. Riverbend: Riverbend in Ruskin is a Master Planned Community of homes built from 2006 to current, with prices ranging from $168,990 to almost a half million for a large riverfront home. Lennar is currently building in the community which includes a pool, basketball court, playground and community pier. There is easy access to I-75 or US 41 for commuters. Hyde Park: Hyde Park is a historic neighborhood located adjacent to the University of Tampa and downtown. It dates back to the 1880's when railroad financier Henry B Plant built the first bridge across the Hillsborough River. Bayshore Blvd (known for its "world's longest sidewalk") is the eastern boundary and it spans to Armenia Ave to the west. Hyde Park Village is an upscale shopping district with its center at Swann Ave and Rome Ave. You can find high-end boutiques, restaurants, cafes and Cobb Theatres "CineBistro" which combines a movie theatre with upscale dining. Homes range from a 1 bedroom 1 bath condo on Bayshore Blvd for around $100,000 to a Bayshore Blvd 4200 sq ft home for $3.5 million. There is something for everyone and especially for those who want to be close to all downtown Tampa has to offer. Kings Point: Kings Point is an active adult community of over 5,250 homes located 20 miles south of Tampa in Sun City Center. You can drive from any point in the community to another in a golf cart. The ideal place to retire with 63 holes of golf, 6 indoor and outdoor pools, tennis courts, social clubs, groups, organizations and classes. There is always something to do! With condos, villas and homes of all sizes that range from the price of a car to over $500,000....there is a home for every budget. Renaissance Homes: Renaissance is an upscale area in Sun City Center currently developed by Minto. Membership in the Renaissance is mandatory for those fortunate enough to live in this community. The 40,000 sq ft club features find and casual dining, a full-service day spa, wellness center, mind and body studio, indoor walking track, resort pool and pro shop in this golf community. Condos in the $200's and Single Family Homes in the $300's to $500's. Diamond Hill: Diamond Hill is a beautiful golf course community in Valrico, just 20 minutes east of Tampa and 40 minutes west of Orlando. Diamond Hill Golf and Country Club is a championship (par 72) golf course offering challenges and enjoyment to players of all skill levels. With 3, 4 and 5 bedroom single family homes (some offering "low maintenance" lawn and shrubbery care) built in 2004-2006, there is currently a low inventory of resale homes available. Mason Oaks: Mason Oaks in Valrico is a community of executive pool homes built in the late 80's and early 90's. This well manicured neighborhood has low HOA fees of only $350 per year. The residents don't seem to want to leave as there have been very few homes on the market in the last couple of years (only one home available as I write this). When they are available, most are priced in the $300-$400's. Plenty of shopping and restaurants nearby and great schools, making this a desirable place to live. Twin Lakes: Twin Lakes is a popular community in Valrico, Fl with homes on 1/4 to 1/2 acre lots that were built from 1997 to 2004. The HOA fees are a very reasonable $232 per quarter, especially considering the amenities...community pool, two lakes (hence the name "Twin Lakes") - one of which has a one mile walking trail and is stocked with fish, a soccer field, tennis and basketball courts and an 11 acre park. Home prices range from $200k to almost $500k. All A-rated schools - Lithia Springs Elementary, Randall Middle, and Newsome High School.

Hello Anglers, Well if had to slow down sometime. The bite could not continue the way it was going and there be any fish left. March was great and the first part of April was pretty darn good but the bite has slowed for sure. I posted all redfish pics this month because they were the hardest to catch. We are still catching a lot of fish but the sizes and numbers are definitely trending down. Weekends have been a challenge as the boats are covering the flats like a blanket. It's so much better most of the time during the week than on a weekend or holiday. Boat traffic does make a difference. I look for the redfish bite to pick back up a little in May, it has slowed down in the past couple weeks and I think that the warmer weather will keep some of the pressure of the fish and they will pick back up with their normal patterns. Snook season has closed and the target on their backs should be lighter making them easier to catch. Trout, mackerel, and sharks will be the steady bite with plenty of action in water that is slightly deeper and cooler. If tarpon are your deal now is the time to get out there and play the game. Tampa Bay Fishing Report

Hello Anglers, Thank you to those that fished with me in March. You gotta love it when the plan comes together. I don't know what to say about March except, WOW! There were a couple rough days that I either fished with less than desirable weather conditions or fished an area that I had not been in a while and had to fish that area at the request of the client. Other than a few of those days we had a fantastic March. There were a couple days that we boated over 100 fish and several 40-50 snook days. Redfish were the only disappointment for March. I think that April will be just as good and hopefully the redfish bite will get into full swing. I think that will happen once we get out whitebait on the grass flats. The species that I will try to target the most in April will be snook, redfish, trout, and spanish mackerel. That does not mean that the other species of fish in our area will be ignored I will just focus more on these 4. Tarpon, kingfish, cobia, snapper, flounder, shark, blue fish and a few more will be on the catch list as well. April is upon us and I for one am pretty excited about it. I hope to see you soon. 6 Ways Sellers Can Bounce Back From A Low Appraisal Comment Now Follow Comments There’s no way around it: any home purchase financed by a mortgage involves an appraisal. This is how the bank ensures that the size of the loan isn’t greater than the value of the collateral (the house) needed for the loan. So what happens when the appraisal comes in below the price you and the buyer have agreed upon? This can easily happen in a competitive market, where houses frequently bring in multiple offers. On face value, multiple offers are good news for you, the seller. They often mean getting more than your original asking price. For the seller, multiple offers can feel like winning — and they are. Until your agent calls to tell you the appraisal came in below the agreed-upon sales price. Whomp, whomp, whomp. The good news is that a low appraisal doesn’t have to be a deal killer. Having a knowledgeable agent at your side can make all the difference when it comes to bouncing back from a low appraisal. Ready to fight back? Here are the top six things you can do. 1. Reduce the price of the house to the appraised value As the seller, you can always sell the house at the appraised value without negotiating with anyone. This is the fastest way to “recover” from a low appraisal, but it could mean leaving money on the table. (And that’s always hard to swallow.) 2. Have the buyer make up the difference In some cases, the buyer will have enough cash on hand to cover the difference between the appraisal and the selling price at closing. If the buyer feels confident that the value is there for her — despite the appraisal — she can simply add cash to the down payment, and the lender should be satisfied.
