Your first purchase, however, can be both a nerve-wracking and exciting experience. In order for the purchase to be joyful and satisfying, it is vital to know that all necessary inspections were done right, enabling negotiations on the purchase "price" to be conducted objectively. As important, you need to be sure that all the paperwork has been correctly filled out and signed. Having an experienced Apollo Beach Realtor on your side, with 30 years of successful transactions and happy clients, will take a lot of anxiety out of the process! As with thousands of clients, Bonnie Fagoh will help you each step of the way. As a first time homeowner, you are now in charge of deciding what to do with your home. Free of rental restrictions, you can design the interior to reflect your preferences and lifestyle values, and you can surround yourself with all your beloved pets. You also have a mortgage, taxes, and home maintenance to look after as part of your new homeownership lifestyle. For most, it is important to budget for your home maintenance costs, as these do add up over time. The landlord that you relied on to make repairs when you were a renter is now you, the homeowner. It is wise to budget sensibly and, by doing so, secure peace of mind so you can enjoy your wonderful home. Search now for homes in the area. SOME QUESTIONS FOR PROSPECTIVE HOMEOWNERS TO REFLECT ON: Are you ready to buy? Owning your own home includes the freedom to design and decorate the way you like. However, it also means preparation to maintain your home over the years and the understanding that part of your income and time will go towards repairs and maintenance. It's about willingness to assume the risks of home ownership with a realistic expectation of the rewards. Budgeting for basic upkeep of your property will maintain your investment and its market appeal, should you choose to sell. How much can you afford? It can be discouraging to find that your income won't stretch as far as the home you want to own. However, sacrificing a disproportionate amount of your income to pay the mortgage can very quickly make home ownership a burden rather than a source of pride, pleasure, and treasured memories. If that is the case, it is better to buy a more affordable home now and look to purchasing your "dream home" in a few years. What is your debt-to-income ratio? This is something that lenders take very seriously. Your overall debt should not be more than 40% of your income, and your housing debt should not be more than 32%. What 32% of your income will buy depends on factors such as your available income and where you want to live. In rural or less affluent areas, for example, it can buy a very comfortable residence and ample acreage. In highly sought-after urban and suburban areas, however, 32% of your income might not even buy a 400 square foot studio apartment. What do you want? Do you like the idea of cleaning your own gutters? Do you shudder at the thought of lawn care? Would you rather just pay a fee every month and have everything done for you? Would observing rules about when you can have your garbage cans out, and what colors you can paint your home or condominium bother you, or do you want to live in a neighborhood where these decisions are more relaxed? The answers to these questions can help you narrow the search for the right type of property for you. Bonnie Fagoh can help you. You need a good agent, an experienced Apollo Beach and South Tampa realtor, who will work hard for you. I am dedicated to helping you find the right home at the best price. I want you to find the home that will bring you enjoyment and success in real estate ownership. When you hire me to help you buy your first home, I want to know what you want and how much you can afford. Then I can merge these two priorities and help you purchase a home that you'll enjoy owning. Keep your objectives in mind when visiting a home. Sometimes the idea of owning a home can overwhelm your practical sense, so keep your feelings in check. Keep a list handy of the features that you need and want in a home, and judge each home by the list instead of by details that could distract you from your goal. When you're alone with your agent, you can go over the pros and cons of each home. I can help you stay on track while keeping my eyes out for a great property. Engaging the services of a good real estate lawyer can be a good insurance policy. I can recommend several lawyers in the area who might be a good fit for you and interview them to ensure that you get someone you can work with. The legalities of transferring land ownership can be complex, and a lawyer can be your best defense against future legal troubles. A good lawyer can charge several hundred to over a thousand dollars for their services, but the thousands of dollars saved in potential legal fees later on can make this a prudent expense. Make the offer. The extensive paperwork involved can be daunting to even the most experienced homebuyer!  Property transactions are a maze of "buyer", "seller", "chattels", "deposit", "escrow", "completion", and more. I am happy to prepare the paperwork and go through it with you before submitting to other parties. Remember, the seller may reject or counter your offer, so even at this late date, avoid setting your heart on the home you hope to own. As part of the process, you'll probably have to write a deposit check to the seller's broker that proves the seriousness of your offer. Get all necessary inspections done. A home inspector will check for signs of harmful materials like asbestos, lead paint, and mold. Termite inspectors check for evidence of active termites and other pests. Inspectors will also check for evidence of faulty wiring and leaks. This is a crucial part of the home purchase. Not getting an inspection done means that you could be stuck in a home with serious issues that will negatively effect your investment. Inspections will cost a few hundred dollars, but this is more than worth it in the end. I can recommend several inspectors in the area. Do a final walkthrough before closing the deal. I am happy to do this with you to ensure that everything agreed upon is completed prior to final signing. From the first interview that establishes your requirements to the moment that you receive the keys, I can help you with the complicated process of buying a home. Don't hesitate to contact me to find out more about how I can make the home buying process easier for you! It will save you a lot of time, and sellers really like to hear the words: "These buyers are pre-approved!" Bonnie Fagoh can help you locate the right financing professionals for your home.  This mortgage calculator can be used to figure out monthly payments of a home mortgage loan, based on the home's sale price, the term of the loan desired, buyer's down payment percentage, and the loan's interest rate. This calculator factors in PMI (Private Mortgage Insurance) for loans where less than 20% is put as a down payment. Also taken into consideration are the town property taxes, and their effect on the total monthly mortgage payment. ---Pre-Qualifying for a Mortgage: Pre-Qualify for a New Home in Apollo Beach and South Tampa You might have an idea of the loan payment and mortgage you can afford. (See my Mortgage Calculator). But the big question is: Will the bank agree? When you pre-qualify for a mortgage, you know in advance exactly how much a financial institution is willing to lend you. Having this knowledge is crucial, and it will make your home buying process far more efficient. In an active market, being pre-qualified or even pre-approved can make the difference in whether your offer is accepted over competitive offers. Doing your homework in this critical area allows you to move quickly and excites sellers to work with you. In the pre-qualification process, you will find out:  • Exactly how much home or land you can afford.  • How much cash you will need for the down payment. • The minimum down payment and advantages of higher down payments.  • What the bank thinks you can afford for a monthly payment. I help buyers pre-qualify for mortgages every day. Simply fill out the form below to get started.  While determining your pre-qualification, I respect and protect your privacy 100%! I know this is your personal information, and will only distribute it to my preferred mortgage broker. This service is also provided free of charge, without any obligation on your part. How much is it really worth? How long will it take to sell? How do you handle buyers making undesirable offers?  As a proven and experienced Apollo Beach and South Tampa realtor, Bonnie Fagoh has gone through the selling process thousands of time. It is my intention, and my job, to guide you through this complicated process from beginning to end with demonstrated competency that allows you to relax. I want you to get the maximum value for your home within your time frame. Here are just some of the steps I will take to market and sell your home:  • It is a fact that buyers want to buy your home for as little as possible! By having up-to-date market comparisons between your home and recently sold homes on the market, along with a detailed market analysis of other currently listed properties, I can determine what your home is really worth in today's market. In the industry this is called a Comparative Market Analysis or CMA. I will provide this for you, for free. In this way I can help you to objectively determine the current value of your house in the Apollo Beach and South Tampa real estate market. • Buyers have their own timelines, which might not match yours! I qualify all potential buyers on their ability to purchase your home and their timeframe to buy. If their timeframe for buying your home doesn't match your timeframe for selling, I will make sure they do not waste your time.  • More buyers interested in your home means more money to you when it sells. My extensive marketing of your home assures you of maximum value. For example, this website will market your property all across the web. It will appear on Yahoo Real Estate, Microsoft MSN HomeAdvisor, and other top national sites. Within a few minutes, I can place your home on my website and showcase your home as part of my site's Featured Listings. • When I begin marketing your Apollo Beach or surrounding areas home, I will immediately notify all buyers who I am already helping find their ideal home. I'll also notify all the REALTORS® that I work with in these areas, who will quickly tell their home buyers. It is a powerful way to jumpstart the process of marketing and selling your home! • Together, we will walk through your home. I will advise you how to present your property to maximize its selling price. Some improvements are worth it, and some are not! Be careful. Let my longstanding experience help you make smart and cost effective decisions. • Contracts are complicated and intimidating. You don't want to go to a closing with some doubts. I will help you understand the myriad contract contingencies and all the details of the closing process. I'll also handle all the paperwork for you. Essentially, my job is to help represent you throughout the entire selling process to ensure that your real estate transaction is a positive and profitable experience. As your realtor, I recommend that you only sign contracts with assurance that you are fully protected and understand what you are signing. • It is reassuring to know that you do not pay any up-front costs for my services! You can be sure that I will work hard to get your home sold for as much as the market can bear. I'll also work within your timeframe and strive to accommodate your needs. For example, it can be hard, even overwhelming, to coordinate both selling and moving out of your current home and buying and moving into a new home at the same time! I can help make this transition as smooth as possible for you.  Call or email me. Sell your home with a professional. Ask for a free In-Home Presentation. I am happy to come to your home and present you with a detailed marketing plan that shows you exactly how I'll get your home sold! There is absolutely no obligation on your part, so be sure to take this opportunity to have an experienced realtor get you on the inside track. Feel free to ask any questions about selling your home or property in the current market. Just let me know if you would like a FREE in-home presentation that can show you how I would market your property in Apollo Beach and the surrounding areas. Again, there is no obligation on your part. I promise to get back to you quickly! See my Seller's Guide to get your Free Home Evaluation, or contact me, below, or by phone.  ---Marketing Plan: My Marketing Plan for You When you're ready to take the next step toward selling your home, I’m here to help. My comprehensive marketing plan will get your home seen by thousands of motivated buyers. The Right Price I will thoughtfully and quickly put together a custom marketing plan with an effective selling price. A smartly priced home often generates competing offers and drives up the final sale value. My market analysis takes into account the most actively searched prices and home values throughout your area, including expired listings and properties still on the market. The Right Exposure In marketing your home, I develop a listing that emphasizes its unique and sellable features. I then put your home in front of buyers, establishing it on the local MLS as well as on broader listing sources, new listings sheets, and real estate publications. My nationwide network of professional real estate contacts and buyers will also have the opportunity to check out your listing. Effective Internet Marketing In addition, I'll use the Internet and our innovative website to make your listing highly visible. With more than 80% of buyers checking the web first when looking for a home, the Internet needs to be an integral part of an effective marketing strategy for selling your home. The Best Deal When I list your home, I do so at no additional cost. As you start to get offers, I can represent you during the (often) emotionally charged negotiating process and ensure that you get the best price and favorable closing terms that are clearly spelled out. As your professional agent, I also oversee all paperwork related to the sale. For most of us, our home can be our biggest investment. There is a lot more to selling your home than putting a "For Sale" sign in your front yard. Sellers beware! For example, if you are thinking of selling your own property, how will you respond to the following questions that potential buyers will ask or that you will need to ask yourself? • "How did you arrive at the fair market value for your property?"  • "What about financing? If I make an offer for your home, can you help with financing?"   • "How do I assess a buyer's ability to purchase my home?" • "If a buyer makes an offer, who will draw up the paperwork?"  • "Who should pay for drawing up the contract? And in whose interest is it to draw up the contract? Do I understand the myriad details and complexities inherent in a real estate contract, and its terms and conditions?” • "How does your home compare to others like it in your community, or to the Apollo Beach and South Tampa real estate market altogether?" • "Why aren't you using a REALTOR®? Is there something wrong with the property?" • "Since you are selling without a Realtor, we can take the fee that the Realtor would be entitled to right off the top, right?" • "Are my answers to all the above questions correct?" Before you put a "For Sale" sign in your front yard, make sure you have answered these and many other important questions to safeguard the sale of your house and your investment. Selling your home is one of the most important financial transactions you will make in your life. Why take risks when you don't need to? The process of selling your home is a lot more complicated than selling, say, a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value?  The majority of homes are sold using a REALTOR®. As a leading real estate professional and Apollo Beach and South Tampa realtor with 30 years of experience helping sellers such as yourself, it is my job to help you negotiate with all those buyers who want your property for less than it is worth. Let me help you prepare your home for sale and market it both locally and nationally. Let me guide you through the complex paperwork and the many potential pitfalls of escrow and closing. While a "For Sale By Owner" sign might sound like a good idea when it comes to saving realtor fees, to buyers it usually means, "Try to 'steal' this one". Get the best value out of your property by letting me help you. If you must sell your own home, at least let me give you a sense of its true market value. Tell me a bit about your home, and I'll do a quick Comparative Market Analysis and let you know what I think it is worth. I'll also give you my best ideas on how I would market your property. Get a free Listing Presentation. You can rest easy knowing that you have a recognized real estate expert looking out for your best interests. This is free, without obligation. Meet Bonnie Fagoh For Immediate Release: Bonnie Fagoh Awarded Centurion Award for 2009 Bonnie Fagoh of Tampa Coastal Homes at Century 21 Beggins in Apollo Beach Florida has again been awarded Centurion level recognition for 2009 and Centurion for 2012 along with the Quality Service Award for 2012! In a year that experts have noted as the most difficult on record, Bonnie has quietly gone on with what she loves, and that is helping families find fantastic opportunities in this coastal community... and it shows! "What I have found in 2009 and 2010 is that many buyers are very frustrated with the "pre-foreclosure bargains" that they have tried to acquire. Some have wasted many aggravating months waiting to find out if their offer will even be accepted by the lender on a distressed property that is in need of repair. I have helped families buy brand new homes from builders with full warranties and close quickly! There is typcially a minimum 3 to 4 months with a distressed short sale property. AND their payments were even less than if they had bought that "short sale deal". Some big national builders need to keep the scaled down workforce busy even if that means selling at a loss (under replacement cost). The hassle of liens and second mortgages etc... does not exist with these brand new bargains." Of course, all the normal due diligence has to be performed. For example, what is the history of the neighborhood? How are the schools? Many of these factors cannot be determined from photos or a written description... No, in today's market it pays to go with a pro who is very knowledgeable about the local area. You need to know that a Realtor is serious about the profession. I have lived in my area over 20 years and in Tampa Bay for over 47 years. 2013 will be another year of helping others live the dream!" Let me put my expertise to work for YOU. I currently live on the water in Ruskin with my husband and 3 children. I understand the importance of community and good schools to those raising a family. Please do not hesitate to call on me if I can be of assistance in helping you find a new home. If you need to sell, I can help you get the HIGHEST price, in the shortest time, with the least amount of incovenience to you. I work at an office with a Sales FORCE of over 80 agents. Hello Anglers, Well if had to slow down sometime. The bite could not continue the way it was going and there be any fish left. March was great and the first part of April was pretty darn good but the bite has slowed for sure. I posted all redfish pics this month because they were the hardest to catch. We are still catching a lot of fish but the sizes and numbers are definitely trending down. Weekends have been a challenge as the boats are covering the flats like a blanket. It's so much better most of the time during the week than on a weekend or holiday. Boat traffic does make a difference. I look for the redfish bite to pick back up a little in May, it has slowed down in the past couple weeks and I think that the warmer weather will keep some of the pressure of the fish and they will pick back up with their normal patterns. Snook season has closed and the target on their backs should be lighter making them easier to catch. Trout, mackerel, and sharks will be the steady bite with plenty of action in water that is slightly deeper and cooler. If tarpon are your deal now is the time to get out there and play the game. I have a few tarpon trips coming up and am ready for the battle. Until next time, good luck and be safe on the water. Remember: don't let your kid be the one that got away, take them fishing! Tampa Bay Fishing Report

Hello Anglers, Thank you to those that fished with me in March. You gotta love it when the plan comes together. I don't know what to say about March except, WOW! There were a couple rough days that I either fished with less than desirable weather conditions or fished an area that I had not been in a while and had to fish that area at the request of the client. Other than a few of those days we had a fantastic March. There were a couple days that we boated over 100 fish and several 40-50 snook days. Redfish were the only disappointment for March. I think that April will be just as good and hopefully the redfish bite will get into full swing. I think that will happen once we get out whitebait on the grass flats. The species that I will try to target the most in April will be snook, redfish, trout, and spanish mackerel. That does not mean that the other species of fish in our area will be ignored I will just focus more on these 4. Tarpon, kingfish, cobia, snapper, flounder, shark, blue fish and a few more will be on the catch list as well. April is upon us and I for one am pretty excited about it. I hope to see you soon. Until next time, good luck and be safe on the water. Remember: don't let your kid be the one that got away, take them fishing. If you are interested in a split trip just let me know. April is a month that I should have no problem finding you a fishing partner. Thanks, Ric Capt. 6 Ways Sellers Can Bounce Back From A Low Appraisal Comment Now Follow Comments There’s no way around it: any home purchase financed by a mortgage involves an appraisal. This is how the bank ensures that the size of the loan isn’t greater than the value of the collateral (the house) needed for the loan. So what happens when the appraisal comes in below the price you and the buyer have agreed upon? This can easily happen in a competitive market, where houses frequently bring in multiple offers. On face value, multiple offers are good news for you, the seller. They often mean getting more than your original asking price. For the seller, multiple offers can feel like winning — and they are. Until your agent calls to tell you the appraisal came in below the agreed-upon sales price. Whomp, whomp, whomp. The good news is that a low appraisal doesn’t have to be a deal killer. Having a knowledgeable agent at your side can make all the difference when it comes to bouncing back from a low appraisal. Ready to fight back? Here are the top six things you can do. 1. Reduce the price of the house to the appraised value As the seller, you can always sell the house at the appraised value without negotiating with anyone. This is the fastest way to “recover” from a low appraisal, but it could mean leaving money on the table. (And that’s always hard to swallow.) 2. Have the buyer make up the difference In some cases, the buyer will have enough cash on hand to cover the difference between the appraisal and the selling price at closing. If the buyer feels confident that the value is there for her — despite the appraisal — she can simply add cash to the down payment, and the lender should be satisfied.
